Money, Success, Happiness and Life......from Warren Buffett

Since the Prudential Real Estate franchise name has a majority owner of Home Sale Services (A Berkshire Hathaway company.... AKA Warren Buffett), an article interviewing him caught my attention.  I thought I would share a few thoughts from the "Oracle of Omaha".

Success and Happiness:
I worry about people who say "I'm going to do this for 10 years even though I don't like it, then I will do this...".  That's like saving up sex for your old age - not a good idea.

How Much to Leave to the Kids:
The perfect amount is enough money so they feel they could do anything, but not so much that they could do nothing.  Handing over huge positions or fortunes because you came from right womb seems almost un-American.

How Much to Give to Charity:
99% of what I have will go back to society through philanthropy because I've been treated extraordinarily by society. Huge fortunes that flow in large part from society should in large part be returned to society.

Thinking Independently:
You're neither right or wrong because people agree with you.  You're right because your facts and reasoning are right.

Investing:
#1: Don't lose money.
#2: Don't forget #1

Retiring:
I will keep working until 5 years after I die.  My board of directors have a Ouija board to they can keep in touch.  I have a letter that will go out when I die and talks about the plans of the company.  It starts "Yesterday I died".  I hope the stock doesn't go up too much that day.

Gotta love a guy who can find humor in any subject!!!

Homeownership Paperwork - Take Control!

Here's some good advice on what you need to save, what you can get rid of and how you should save it.



Home Purchase Paperwork:
Keep:  mortgage application, title work, deed, appraisal, inspection, survey, contract and a couple years of monthly mortgage statements.
Toss:  Monthly mortgage statements that are over 2 years old
How:  Cloud storage is great - Dropbox, Google Docs or scanning and saving in a folder in your email!

Homeowners Insurance:
Keep:  copy of past and current policy along with receipts and documentation for any claims
Toss:  no recommendation here because they can reopen settled claims and may want proof of prior coverage.
How:  Cloud storage again is a good option for easy access and keeping it safe from a fire

Utility Bills:
Keep:  one year of statements to track usage
Toss:  anything older than one year (unless you have an office in your home and can deduct some usage on your taxes - than ask your financial advisor)
How:  sign up for e-billing from all utility providers - gives you access to everything online and saves drawer space!!!

Manuals and Warranties:
Keep:  manuals for any appliances you still own and warranties that are still in effect
Toss:  expired warranties, manuals you can access online (most are available online now) and of course any appliances you no longer own
How:  Write the make, model and serial number on the cover of every manual or keep this info in a list on your computer

Remodeling Records:
Keep:  bids, invoices, receipts, sketches, floorplans, materials, products, paint colors
Toss:  early versions, brochures for products
How: Keeping these records in the cloud could be helpful when it comes to selling and documenting costs and reducing your capital-gains tax.

Things You Might Not Have Known About Superman.....

Today's post has nothing to do with Real Estate or Indiana.  It's purely for fun - because I read this and in the world of Facebook and Twitter - I wanted to share!!!



I grew up watching the black and white version of Superman with George Reeves....anybody with me?  He actually debuted in comics books 75 years ago (before my time, in case you were wondering).

Here are some little known fun facts that might interest you:

1.  His social security number is 092-09-6616.  Research found this number belonged to Giobatta Balocchi who died in 1965.  Shouldn't they have used some fake number like the Hollywood phone exchange of 555?

2.  He not only fought fictional villains, he also took issue with Hitler, Stalin and the Ku Klux Klan.  The weirdest fight was with Muhammad Ali - he lost!!!

3.  He failed his Army physical.  That is what happens when you have x-ray vision and read the chart in the next room instead of your own.

4.  He's probably Jewish.  His Kryptonian name, Kal-El is Hebrew for "vessel of God" and his origin story is right out of Moses story being launched to safety and adopted by Gentiles.

5.  He has a middle name.  This was revealed in 1997 as Joseph.

New Indiana Laws - in effect on 7/1/13

There's a New Law in Town......


There are all kinds of new laws that go into effect on July 1, 2013 for the State of Indiana.

Here are 3 highlights:
--Proof of Auto Insurance can now be electronic and housed, for instance in a smart phone. (This came in handy this weekend when I was pulled over!)
--Recycling Proof of Ownership is designed to curb thefts of copper and catalytic converters. Recyclers must show proof that they own an air conditioner coil or catalytic converter. (This will hopefully help with all the thefts that have happened)
--Blue Alerts, similar to amber alerts, will let the public know whenever a police officer is injured or killed in their area.

New Closing Fee Coming in Indiana


UPDATE 7/3/2013  Fee is now reported to be $25.00 per letter provided

Before they hand you the keys at the closing table, they will be collecting an additional fee starting July 1, 2013. It's called the Closing Protection Letter (CPL) fee.

Title insurance premiums will be regulated by the Indiana Department of Insurance.
Residential real estate transactions will be subject to the inclusion of a Closing Protection Letter fee for buyer/borrower, seller and lender, if applicable.  The estimated fees are as follows:

Buyer - $100
Seller - $50

Ways To Love Summer and Save Money while you're at it!

Here are some ideas you might try this summer.......


Visit a National Park - August 25th is the National Park Service birthday and there will be no entry fee!

Take a cut-rate class - many colleges offer lower tuition for summer classes

Save money - household decor and dishware are usually on sale in June.  Furniture goes on sale in July, August will bring the back to school sales

Health Clubs - many lower their rates during the summer

Electric companies - many have a power cycling program in exchange for brief outages during peak usage hours. You get a credit on your monthly bill.  I know IPL here in the Metro Indy area does it.  We get $5 a month credit for participating

Build your log pile - stock up on firewood now while it's cheap

Flower garden - strategic planting can set a mood.  Yellow, orange and re-orange gives a lively feel.  Blue, violet and purple gives a soothing feel.

Skin cancer - tote your shade by carrying an parasol/umbrella - they can block 75% ov UV light

Killing ticks - throw your clothes in the dryer for 15 minutes.  The heat will kill them - washing them won't

Paid to travel - idealist.org posts job openings in exotic spots like Ghana

Chopped - cooking schools might be offering a multi-day culinary bootcamp

Preschooler? - have them "paint" on a sidewalk or driveway with water on a sunny day and watch it disappear

School child? - may all the playgrounds or parks in a 10 mile radius, make a booklet, visit each one and write a review by interviewing your child.

Pre-teen? - try geocaching (need a smart phone with gps) via opencaching.com or geocaching.com

Bugs - mosquitoes are attracted to your breath. Deflect them on your patio with a breeze using a fan
